The following is from Newsweek Magazine's Robert Samuelson:
For the next generation of buyers who are in the 20’s to 30’s and want to buy, this is the best time in the history of housing sales to purchase because interest rates are an all time low, there is plenty of inventory and sellers are willing to deal. In his opinion, this is the perfect storm for buyers. He says that we are seeing a massive wealth transfer from today’s older homeowners’ to tomorrow’s younger homeowners’. He goes on to say that from year ending 2006 to end of 2010 housing values fell $6.3 trillion and with no sharp rebound in sight—that’s $6.3 trillion the current buyers’ won’t pay. Falling real estate prices have also affected new homes. They’re getting smaller by 25-35%, now more in the 1500 sq.ft. range.
He writes about how since WWII, home sizes began to grow and often resulted in a self defeating syndrome, where people wanted to buy or build in the best neighborhoods and have the biggest house within that neighborhood and “over- built and over-housed”. The houses of the future will be smaller, more energy efficient and more user friendly for the homeowner. The home buyer of tomorrow will catch a much needed break in entering into home ownership with lower prices, lower interest rates and a much more energy saving house, he surmises.
