In spite of all the news in the press about the real estate market, properties are selling. Here is how to sell yours:
KNOW THE MARKET! You need to know what price homes like yours have sold for in the past few months. Are prices in your area up or down from last year?
EVALUATE YOUR COMPETITION. How many homes like yours are on the market? How are they priced? Are they selling?
DO A REALISTIC ASSESSMENT OF YOUR PROPERTY'S PLUSSES AND MINUSES. Look at your property through the eyes of a buyer (they are far more critical than you are!).
THINK OF YOUR MOTIVATION. Do you need to sell or do you want to sell? What happens if you haven't sold in three, six, twelve months? Are you in financial difficulty?
The above will impact your pricing and marketing strategy. Your Realtor will provide you with truthful market information (you might not like it in a falling market!) to help you develop your strategy to sell your home.
In a rising market, pricing your property too high means it will take longer to sell since your competition with more attractive features or lower price will have to sell before yours does. In a falling market, your property will actually be worth less over time as the real estate market continues to drop.
OVERPRICING YOUR HOME IN A FALLING MARKET CAN BE A FINANCIAL DISASTER! If you really need to sell, don't put a "bargaining cushion" in your price; your property won't be shown and you won't get offers.
